What Your Budget Buys in Williamsburg Right Now
The typical home in Williamsburg sold for $475,000 over the last 90 days, but there is a real market at every level below that.
Of the 396 homes that sold in the 23185 and 23188 ZIP codes, 169 went for less than $450,000.
What changes from one budget to the next is the kind of home you get. In Williamsburg, moving up a price tier often changes the type of home available to you—not just the amount of square footage.
Here is what sold between July 6 and October 4, 2026.
Under $300K: condos and townhomes
At this level, you are mostly choosing a condo or townhome.
Of the 58 homes that sold, 46 were attached, and most of those had two bedrooms and about 1,230 square feet. You will find them in communities like Williamsburg Commons, La Fontaine, Longhill Gate, and the Kingsmill condos.
Detached houses under $300,000 are rare. Only 12 sold in 90 days, and eight of them were built before 1980.
Three recent sales:
A two-bedroom, two-and-a-half-bath home in La Fontaine, built in 1997 with 1,140 square feet, sold for $260,000 after three days.
A two-bedroom, two-bath home in Longhill Gate, built in 1994 with 1,192 square feet, sold for $270,000 after 27 days.
A three-bedroom, one-bath detached house in Forest Glen, built in 1974 with 986 square feet, sold for $290,000 after 17 days.
Forty-one homes are for sale in this range today.
$300K to $450K: newer townhome or older house
This budget gives you a real choice between two very different kinds of home.
You can often choose between:
A newer townhome. Of the 111 sales in this range, 64 were attached homes with about 1,860 square feet, and 39 of those were built in 2015 or later. Look at communities like Promenade, Quarterpath, and Liberty Crossing.
An older detached house. The other 47 were detached, with about 1,560 square feet, and 30 of them were built before 1995. Look at areas like Seasons Trace and Skimino Hills.
That makes this price range less about simply getting “more house” and more about deciding what matters most to you.
Do you want newer construction, lower-maintenance living, and more modern finishes? Or would you rather have a detached home, even if it means accepting an older property or less square footage?
The detached houses sold faster: a median of 22 days, compared with about a month for the townhomes.
Two recent sales:
A three-bedroom, three-and-a-half-bath townhome in Quarterpath, built in 2019 with 1,867 square feet, sold for $389,000 after 34 days.
A three-bedroom, two-bath detached house in Mirror Lake Estates, built in 1985 with 1,280 square feet, sold for $395,000 after three days.
There are 104 homes for sale in this range today.
$450K to $600K: the established neighborhoods
This is where the detached house becomes the norm.
Of the 111 homes that sold, 83 were detached, with three or four bedrooms and about 2,350 square feet. They also sold quickly, at a median of 19 days.
The neighborhoods that came up most were Ford's Colony, Kingsmill, Marquis Hills, and Wellington.
If you prefer a townhome at this level, New Town had the most sales.
Three recent sales:
A four-bedroom, two-and-a-half-bath house in Ford's Colony, built in 1980 with 2,380 square feet, sold for $538,500 after 15 days.
A four-bedroom, three-and-a-half-bath house in Marquis Hills, built in 2020 with 2,678 square feet, sold for $525,000 after 11 days.
A three-bedroom, two-and-a-half-bath townhome in New Town, built in 2020 with 1,755 square feet, sold for $475,000 after 23 days.
There are 115 homes for sale in this range today.
Over $600K: more room to choose
Above $600,000, the typical home is a four-bedroom detached house with about 3,300 square feet.
Ford's Colony and Kingsmill led with 51 of the 116 sales between them, followed by Greensprings West and Governor's Land.
Buyers also have considerably more inventory to choose from at this price point.
There are 213 homes for sale, nearly twice the number that sold in the last 90 days, and more than a third of them are new construction.
That does not mean every desirable home will sit on the market, but buyers generally have more room to compare neighborhoods, layouts, finishes, and new-construction options before making a decision.
If you are 55 or older
Two age-restricted communities account for 33 of the 396 sales, and both have homes at several price points.
The Settlement at Powhatan Creek. Seventeen homes sold, from about $385,000 to $655,000. Eleven were newly built townhomes between $385,000 and $449,000. The detached homes sold from $540,000 to $655,000. Sixteen homes are for sale today, starting around $360,000.
Colonial Heritage. Sixteen homes sold, from $360,000 to $629,000. The attached homes sold from $360,000 to $466,000, and the detached homes from $557,000 to $629,000. Twenty-eight homes are for sale today, starting around $410,000.
Both communities have age requirements, so ask me about the rules before you tour.
What this means for your offer
Across all price ranges, about one home in three sold within two weeks. How much time you have depends on your budget.
Under $450K, be ready to move. At the current pace, the homes for sale would sell out in two to three months. Get pre-approved before you tour.
Look at homes that have been sitting. Of the 104 homes for sale between $300,000 and $450,000, 33 have been listed for more than 60 days. Those sellers may be more open to negotiating on price or other terms.
Over $600K, you generally have more room to compare. There is about five and a half months of supply at this level, which gives buyers more opportunity to weigh multiple homes before deciding.
