What $250K to $400K Buys in Denbigh (23608) Right Now
If your budget is between $250,000 and $400,000, you’re shopping in the busiest part of the Denbigh market.
Of the 141 homes that sold in the 23608 ZIP code over the last 90 days, 80 closed between $250,000 and $400,000. The median sale price for the entire ZIP code was $325,000.
But there’s a noticeable difference in what your money buys as you move through that range—not just in square footage, but in bedrooms, garages, age, and how much flexibility you have to make the home work for your everyday life.
Here’s what buyers actually purchased between July 5 and October 3, 2026.

$250K to $300K: a solid three-bedroom
In this range, the typical purchase is a three-bedroom home with two full bathrooms.
Ten of the 16 homes that sold had a garage. Half were built before 1980, so buyers should generally expect an older home that may have a mix of original features and updates rather than something brand new.
At roughly 1,300 square feet, layout starts to matter just as much as the number on the listing. A well-designed three-bedroom can still give you space for a home office, playroom, workout area, gaming setup, or guest room—while a less efficient floor plan can feel tight even with similar square footage.
Two recent sales:
A three-bedroom, two-bath home built in 1994, with 1,227 square feet and a garage, sold for $265,000. That was $10,000 over the asking price after one day on the market.
A three-bedroom, two-and-a-half-bath home built in 2010, with 1,490 square feet, sold for its $275,000 asking price after 18 days.
There are currently 15 homes for sale in this range.
$300K to $350K: the busiest range
This is where the largest number of Denbigh sales happened over the last 90 days—and these homes moved the fastest.
Of the 39 homes that sold, about half were under contract within two weeks, and 19 sold for more than the asking price.
For the additional money, you start seeing more of the features buyers often want long-term. Thirty of the 39 homes had a garage, two full bathrooms were common, and while three bedrooms still dominated the range, 10 homes offered a fourth bedroom.
That extra room can make a big difference if you’re trying to avoid choosing between a guest room, office, playroom, hobby space, or simply having somewhere to put all the stuff that comes with daily life.
Two recent sales:
A three-bedroom, two-bath home built in 1972, with 1,300 square feet and a garage, sold for $318,000. That was $3,000 over asking after five days.
A four-bedroom, two-and-a-half-bath home built in 1976, with 1,728 square feet and a garage, sold for $340,000. That was $13,000 over asking after five days.
There are currently 37 homes for sale in this range.
$350K to $400K: more space and more options
Once you move into the upper end of this budget, the biggest change is flexibility.
About half of the 25 homes that sold had four or more bedrooms, and all but one had a garage. The typical home was also considerably larger, at around 1,850 square feet.
That can mean a dedicated office instead of working from the dining room, a separate playroom, more storage, room for guests, or simply enough space for everyone in the household to spread out.
This is also where newer construction becomes more common.
Six of the 25 homes were built in 2019 or later, including properties in Huntington Pointe, a newer community with both townhomes and single-family homes.
Two recent sales:
A four-bedroom, two-and-a-half-bath home built in 1971, with 1,846 square feet and a garage, sold for $380,000. That was $5,000 over asking after 29 days.
A three-bedroom, two-and-a-half-bath home in Huntington Pointe built in 2023, with 1,979 square feet and a garage, sold for its $395,000 asking price after 23 days.
There are currently 27 homes for sale in this range.
So where is the sweet spot?
That depends on what you need the house to do.
If your main goal is owning a solid three-bedroom home and keeping your payment lower, the upper $200Ks still produced plenty of options.
Around $300,000 to $350,000, you start seeing garages more consistently, additional bathrooms, and occasional fourth bedrooms—but you’re also competing in the most active part of the market.
Closer to $400,000, you’re generally paying for more space and flexibility. That may be worthwhile if you already know you need separate rooms for work, kids, guests, storage, or the things you actually enjoy doing at home.
And that’s why I wouldn’t judge these houses by square footage alone. Two homes can both be 1,700 square feet and live completely differently once you look at room sizes, storage, garage space, and the actual floor plan.
What this means for your offer
Across the entire $250,000 to $400,000 range, the median home sold in 19 days.
Of the 80 homes that closed, 68 sold at or above the asking price, including 33 that sold for more than asking.
A few takeaways:
Get pre-approved before you start seriously touring. Some of the best-priced homes are still going under contract quickly, and having financing ready lets you move when the right one appears.
Pay close attention in the $300K to $350K range. This had the most sales and the shortest median market time. A strong new listing may not give you much time to think about it.
Don’t automatically skip homes that have been sitting. Of the 79 homes currently listed between $250,000 and $400,000, 33 have been on the market for more than 60 days. Depending on the property and seller, that may create an opportunity to negotiate on price, closing costs, repairs, or other terms.
Compare the house to your actual life—not just the listing stats. Bedrooms and square footage matter, but so do storage, room dimensions, garage space, layout, and whether the home gives you room to grow into it.
Getting around Denbigh
Denbigh sits at the northern end of Newport News, near Fort Eustis and with relatively easy access to Interstate 64.
That makes it a practical location for households commuting in several directions, whether you’re heading toward Fort Eustis and Williamsburg to the northwest or Newport News Shipbuilding, Hampton, and Langley to the southeast.
Warwick Boulevard and Jefferson Avenue handle much of the everyday shopping, restaurants, services, and errands throughout this part of Newport News.
